Answers about this planning method. Confirm actual loan and property terms with the appropriate source.

Is gross rent the same as NOI?

No. The rental model deducts entered vacancy and operating costs before calculating NOI. Its capital reserve is deducted separately when calculating cash flow after reserves and debt service.

Does a DSCR result establish loan eligibility?

No. The ratio uses the entered annual income and debt service. Lender definitions, underwriting and required reserves can differ.

Why can coverage look positive while cash flow is small?

The model separately budgets capital reserves and debt payments. Review the full cash-flow result and stress the assumptions rather than relying on the ratio alone.
